East 30A: Inlet Beach, Rosemary Beach, Alys Beach and Seacrest — different gate answers on one stretch of road
This page covers Inlet Beach, Rosemary Beach, Alys Beach and Seacrest — the eastern end of the 30A loop, where the road rejoins US-98 and where Walton County hands off to Bay County. The grouping is ours. No source publishes East 30A as a sub-region of South Walton, this page draws no boundary, and nothing here places any address inside or outside a line that exists only on this site.
The reason to read the access material before booking is that this stretch holds more than one answer, and they are not interchangeable. Rosemary Beach runs a code-or-wristband regime with its beaches described as reachable only by people staying there. Alys Beach is a tightly controlled private enclave and we publish nothing about its gate, because three sources describe it three different ways and none of them is the community. For Inlet Beach and Seacrest our fact base records no gate regime at all — and it equally does not record that there is none, which is a different sentence and the one that matters.
The county access points on this stretch are the part a visitor has an unambiguous right to use: three numbered Inlet Beach Regional Beach Accesses on one street, with restrooms and charted parking. Everything else on this page names its authority in the sentence that states it, because a Walton County rule and a Florida state park rule are two different rulebooks and neither is restated for the other.

East 30A is our editorial grouping of Inlet Beach, Rosemary Beach, Alys Beach and Seacrest. It is not a jurisdiction, not a district, not a census unit and not a published sub-region. No source in our fact base divides South Walton into stretches of any kind, and where a Panama City Beach page on this site leans on that region's destination marketing organisation for its sub-region names, there is no equivalent publication for this coast to lean on.
The practical consequence is worth stating rather than leaving implied: nothing on this page places an address inside or outside any line, because the only line here is ours. Where a place sits relative to a county boundary is a separate question with a real answer, and this page states it only as precisely as our sources do.
Every name above is a development, a planned community or an informal place name in unincorporated Walton County. Not one has a mayor, a city hall, a municipal police department or the power to pass an ordinance, so every question that begins with who do I call resolves to a county body, to the South Walton Fire District, or to the State of Florida.
Gated is not one thing, and this stretch holds more than one answer
A manned gate with a check-in desk, a code or a wristband, a private deeded walkover, and a tow truck on a street with no gate are four different regimes. Naming the wrong one sends you to the wrong kind of refusal. Below is every regime our fact base records for this stretch, with how strong the source is, and the names for which it records nothing.
None of this touches the wet sand, and the wet sand touches none of it. A private community walkover is never public access, and a gated or code-and-wristband community never grants general beach access.

Water access — the county points on this stretch
The Regional Beach Accesses are the ones with the full facility package and the ones this site sends you to. The parking counts below come from Walton County's own Beach Access Selection Chart. Read them as a documented space count and not as availability: a charted count is not a statement that a space exists at 10 a.m. in July, and we hold no occupancy, fill-time or overflow data for any access on this coast.
Three of the county's numbered Regional Beach Accesses sit on W. Park Place Ave at Inlet Beach, consecutively numbered. We do not tell you they are one access with three entrances or three separate accesses — our sources reconcile to neither reading and the question is in the register below.
Showers and boardwalks are not broken out per access in the county chart we hold. A general description of the Regional Beach Access product mentions showers; a category description is not an inventory. So we do not write that a named access here has an outdoor shower, and we do not write that it has none. Restrooms are different and do publish per access.
Neighborhood Beach Accesses are a different proposition — mostly walk-up boardwalk points with little or no parking and no restrooms. Our fact base documents none of them individually, anywhere on this coast, so none is named here alongside a facility claim in either direction.

Flags, lifeguards and what is actually documented here
The flag warning system belongs to the South Walton Fire District, an independent special district with its own elected board and its own state charter — not to Walton County government. One flag colour flies county-wide and reflects the most dangerous conditions found anywhere in the county, so the flag at the access in front of you may be more severe than the water in front of you looks. The district warns that dangerous rip currents can exist with no visible surface indication.
On lifeguards, Visit South Walton names Inlet Beach among the guarded locations, and for the 2026 season our sources record coverage from 1 March to 31 October, staffed 10 a.m. to 6 p.m. That is a 2026-season record attached to that named list. It is not a statement that this stretch is staffed, and it does not carry into a later year by inheritance.
Two limits on that, and both are load-bearing. The guarded list names Inlet Beach once while the county chart lists three Inlet Beach access points on the same street, and nothing we hold says which of the three carries a staffed tower — so do not pick one on the strength of the name. And nothing in our fact base documents a staffed tower at any Neighborhood Beach Access, inside any state park, or at any private community beach on this stretch or anywhere else in the county. We publish no count of guarded locations and no tower number.
The South Walton Fire District provides sand-traversing beach wheelchairs at no cost, for the 1 March to 31 October season, available 10:30 a.m. to 5:30 p.m., at specific staffed towers — Inlet Beach among them. Our fact base records no advance-reservation process and equally does not establish that none exists, so the reservation question is left open rather than answered in either direction.

The county line runs through Inlet Beach
Inlet Beach is South Walton's easternmost neighbourhood and it straddles the Walton/Bay county line. Local sources describe it as the most eastern South Walton County beach, with its eastern-most edge being in Bay County at the state park. That is the whole of what is known, and this page states the boundary no more precisely than that — the surveyed geometry of the line relative to the park boundary and to Lake Powell's shoreline is unresolved and is in the register below.
Camp Helen State Park is Bay County ground. It is the westernmost anchor of our Panama City Beach region and it is never described here as a South Walton park, whatever a rental listing or a route planner does with it. This page publishes none of its operating detail and does not route you to anything through it.
The practical version, for a booking rather than a map: an unconfirmed Inlet Beach address cannot be assumed to be on the Walton County side. The county rules on this page — the beach rules, the dog permit regime, the parking penalties and the ordinance behind the double-red fine — are Walton County's, and they do not follow an address across the line.
Eating on this stretch — and which doors are behind something
The gate is a dining fact here. A restaurant inside Rosemary Beach or Alys Beach sits inside a community whose day-visitor policy our fact base does not settle, and a reservation is not an access pass. Where an operator publishes its own hours we give them as what that operator published on the date we read it, never as a warranty about the day you turn up.
The bigger warning is about everything not in the table. Most restaurant names our sources carry for this stretch published no hours and no closure day at all, and a name on a destination marketing roster establishes that the publisher currently lists the name and address. It establishes nothing about whether the door opened this morning. Call ahead.
One roster worth naming as a cluster rather than as a set of promises: a retail plaza at 10343 East County Highway 30A, Seacrest, houses Seacrest Sundries (unit F108), Charlie's Donuts, Chicken Salad Chick, Pizza By The Sea (#114), La Co and The Sweet Peddler (#115). Not one published individual hours or a closure day. Treat every name there as a lead, not a fact, until you have called it.

Where to stay, and what a gate does to a booking
This is a vacation-rental and rental-management market rather than a chain-hotel market, and that is a statement about what is here rather than a claim that chains are absent from any particular name. The gate regime is a booking fact: find out which gate your booking sits behind before you drive to it, because a day visitor gets a different answer from an overnight guest.
In Rosemary Beach, The Pearl Hotel at 63 Main St is the one hotel-style property our fact base records. Everything else is cottages and carriage houses let through the Rosemary Beach Cottage Rental Company at 78 N Barrett Square Unit B, (866) 348-8952, which our sources describe as the community's official on-site rental arm — and which also lists Inlet Beach and Seacrest Beach inventory.
In Alys Beach, the market is rental homes and condominiums run partly through the community's own in-house programme at 9581 E. County Hwy 30A, (850) 213-5555, and partly through third-party managers, of which Coast Properties, (850) 895-9717, is confirmed. Properties are described as homes and condominiums rather than standalone hotel rooms. Whether any inn or hotel-style property exists inside Alys Beach beyond a private, non-rentable club amenity is unresolved and is in the register below.
At Inlet Beach the inventory is single-family vacation rental homes and condominium units, with management spread across the Rosemary Beach Cottage Rental Company, 360 Blue and Ocean Reef Resorts. Camp Creek Inn is the one hotel our fact base records for Inlet Beach, developed by St. Joe; we publish no address for it, because the address gap in our sources runs straight into the county-line seam above.
Two naming traps on this stretch. Village of South Walton is a condominium building in the Inlet Beach area, let through several third-party managers — despite the name it is not a hotel and not a development at municipality scale, and no confirmed street number for it exists in our fact base. And at Seacrest our research pass records no hotel, which is a statement about the pass and not a finding that none exists.
Dune lakes, and the state park nobody can quote
A famous natural feature is not a public one. Several of South Walton's coastal dune lakes are fully or partially ringed by private residential communities and gated developments, and our sources describe that as the norm along 30A rather than the exception. Walton County's own page states there are 15 named coastal dune lakes along 26 miles of coastline — that is the county's figure on the county's own page, and 26 miles is a coastline measure that never belongs in a sentence about how long 30A is.
On this stretch, the lake with a public-access source behind it is Lake Powell, described as the largest of the dune lakes and straddling the Walton/Bay county line near Camp Helen State Park. The county's page sources a public boat ramp on the lake. Our fact base does not record where that ramp is or which county it sits in, so this page does not tell you how to reach it and does not route you through Camp Helen, which is Bay County ground and belongs to our Panama City Beach region. Every other lake near this stretch, Camp Creek Lake among them, appears in our sources only on a third-party compilation with no access determination at all, and none is described here as publicly reachable.
Deer Lake State Park is Florida DEP ground, on a rulebook of its own: a rule that applies at a Walton County beach access does not automatically apply inside a park gate, and a park rule is never restated for a county access. We publish no address, no phone number, no opening hour and no fee for it. Our sources trace every one of those figures to floridastateparks.org, which has returned HTTP 403 to this project on every attempt ever made, including a fresh run on 2026-08-02. Under Walton County Code Chapter 22, section 22-31, as amended by Ordinance 2025-22 adopted 24 November 2025, dogs are allowed on county beach only if owned by Walton County real property owners or permanent residents who hold a permit and keep the dog leashed and under direct control, and only between 3:30 p.m. and 8:30 a.m. the following day. It is an eligibility rule rather than a leash law you can comply with: a short-term renter cannot obtain the permit. Service animals are separately permitted where assisting with a disability. That is the county rule, and we hold no state park pet policy at all.
